Project Brief

As part of the building and associated equipment rolling backlog maintenance plan, the cooling, heating, and associated control system for building C01 (Phillips building) Bathurst campus, having reached and passed their service life is scheduled for replacement.

The existing cooling system is made up of a water sourced cooling only packaged A/C equipment (4 No) with each of the 4 zones in the building served by a dedicated AHU. There was a recent upgrade of the cooling tower which provides condensing heat rejection for the cooling system, and the plant is still in as new condition. The existing heating system is made of inline electric duct heaters (19 No) with each serving a dedicated heating zone. The existing control in building is proprietary and does not control all associated HVAC plant and equipment in the building.

This project will replace the cooling only AHU with a reverse cycle type capable of providing both cooling and heating, and upgrade the condenser water loop by linking it with a hot water line to prevent freezing of the piping system and improve the AHU COP (co-efficient of performance) in winter operation, while retaining the electric duct heat for trim heating only. The new building HVAC system will be overlayed with a BACnet compliant BMS (building management system) and integrated to the CSU BMIS (building management information system) infrastructure.

Commencement of Works

The Division of Facilities Management is pleased to announce the commencement of the works to upgrade the HVAC system (Air Conditioning Plant) within the Phillips building. The works have been scheduled for March and April between seasons to alleviate some of the inconvenience to occupants.

Note

  1. The old HVAC plant will be removed and new HVAC plant will be installed into the plant room on or about the 4th April. This will require the A/C system to the C1 building to be shut down for 2 to 3 days over this period.
  2. From the 3rd March there will be occasions when the A/C system will need to be shut down for short periods (4 to 6 hrs in a day), we will keep occupants informed when this is required.
  3. If excessive warm weather occurs over the installation period we will endeavor to keep the A/C plant running.
