This subject examines the different property investment choices in Australia and their relative appropriateness for investors with different needs. There is a focus on evaluating residential property investments, which is the main form of property investing in Australia by private clients. However, the subject also examines collective investments in commercial property, property securities and derivatives including mortgage trusts. Current property investing trends are also examined for their impact on society.

Learning Outcomes

Upon successful completion of this subject, students should:
  • be able to describe and differentiate between Australia's property sectors and critically analyse the performance of property investment outcomes from each of the sectors;
  • be able to critically evaluate the effectiveness of residential property investment strategies to primarily deliver growth for private investors;
  • be able to identify and analyse different forms of collective investments in commercial property that primarily generate income for private investors;
  • be able to calculate the performance of, and analyse the role of, property securities and derivatives, including mortgage trusts, in a property investment portfolio; and
  • be able to undertake independent research in current property investing trends and provide critical informed commentary on the basis of this research on the impacts of these trends on society.

Syllabus

This subject will cover the following topics:
  • Australian property sectors and outcomes (covers different sectors, relative size of the sectors and investor needs that are met by investments in each sector);
  • residential property investments (covers financial analysis of an investment, the leverage effect of finance, tax and depreciation considerations, property investment selection criteria and legal/titling concepts);
  • forms of collective investments in commercial property including property syndicates and funds (listed and unlisted), compliance and regulatory issues, and using research reports to identify risk and return considerations;
  • property securities and derivatives (covers property securitisation, property securities and mortgage trusts); and
  • current property investing trends.
